Demolition and renovations to the property at 25th Avenue and Gray Street have begun. This northeast corner formerly held the Edgewater Recreation Room, Edgewater Fire Department and Edgewater Library. It was also the Edgewater Municipal Building before the former municipal building was built at 24th and Sheridan.
Here is a brief description of the proposed redevelopment from the submitted Site Development Plan that was presented on October 21, 2020 to the Edgewater Planning and Zoning Commission:
Our revised proposal includes a Site Development Plan that includes the adaptive reuse of two of the three existing buildings on the site – the Firehouse and the Library. The Firehouse is proposed as a restaurant. This main building will remain as-is, with some additional glazing and paint. The roof, siding and stairs will be removed from the fire hose tower and the structure will remain as a tribute to the history of the City of Edgewater. A small addition, 330 sf, will be added to the east side of the firehouse for food preparation and coolers. This building will become the prominent feature of the entire site with a public patio developed around the west and south sides. The building on the corner (former recreation center and detective offices) will be demolished to allow for a large public outdoor space. This space is placed on the corner to encourage accessibility to all residents, as a public amenity. The Library will receive a new storefront with full height glazing, utilizing the existing structured openings. The Library is proposed as a non-alcoholic restaurant use or retail/business use. The space immediately to the west of the Library will remain a flexible outdoor space for a pop-up retail or food use. The area to the north of the firehouse will remain as a parking lot, utilizing the natural grading. Additional parking will be provided for staff on the alley to minimize traffic in the alley for other residents. Extensive grading, retaining walls and landscape installations will transform the site into a welcoming, safe place for the community to gather day and evening.
City Street Investors is redeveloping the property as the Edgewater Town Center which will include new food and drink establishments along with community gathering spaces. They hope to open later this summer.
