The second phase of the Edgewater 2040 Comprehensive Plan Update is now complete. You can read the full overview here.
Here are the main ideas that consultants heard from the community:
- A desire for pocket commercial West of Harlan, particularly along Pierce Street and 26th Avenue
- Support for additional and diverse housing and commercial businesses along 26th Avenue
- Support for appropriate and light residential density along Harlan Street such as multigenerational homes and duplexes
- Support for future mixed-use districts on the south side of 20th/Harlan and at the Edgewater Marketplace
- Desire to connect 25th Avenue from Eaton to Benton using low- rise mixed-use development, streetscape enhancements, signage and public art
- Support for future mixed-use development along Sheridan Boulevard
- Interest in increasing housing through ADU’s and duplexes
- Edgewater residents and visitors are not interested in increased parking lots, but rather creative parking solutions and conversion to community spaces
- Strategically provide housing diversity and attainability that meets needs and mitigates undesirable or unintended outcomes
- Identify underutilized spaces (vacant parcels, parking lots, etc.) and consider adaption for community amenities, public space, or targeted housing
- Support local businesses and consider their needs through periods of growth and change
