Edgewater Public Market Plans for 20th and Depew Move Forward

Since King Soopers moved around the corner over two decades ago, Edgewater residents have been wondering what might become of the vacant buildings on the northeast corner of 20th Avenue and Depew Street. Numerous plans from an ice arena to municipal buildings have been floated but the plans never moved from ideas to actual construction.

Littleton Capital Partners is moving through the design and zoning discussions with the City of Edgewater in hopes that their ideas will become reality and redevelopment will finally happen at 20th and Depew. The project being developed will be named the Edgewater Public Market. On Wednesday, June 27 representatives from Littleton Capital Partners and Meridian 105 Architecture presented their updated plans for the property to the Edgewater Planning and Zoning Commission.

Major elements of the plan remain the same from other presentations to Edgewater City Council. The existing buildings on the property will all be renovated. A new building will be built on the southeast corner of the property along 20th Avenue. The former King Soopers building will house a food hall with various food and beverage vendors including a brewery.

The developers are still securing specific tenants for the spaces and no details are available yet on who might be bringing their business to Edgewater. Littleton Capital Partners hope to have specifics on businesses that have signed leases for the Edgewater Public Market at the next Edgewater City Council meeting on Thursday, July 19.

Designs are subject to change over the next month as the developers have conversations with possible tenants and go through the zoning processes with the City of Edgewater staff and Planning and Zoning Commission.

Here are some of the interesting plans that were discussed at the Planning and Zoning Commission on June 27:

  • This redevelopment could bring more than 30 new retail businesses to the City of Edgewater
  • An outdoor space to show movies is proposed between the existing building on the east side of the property and the new building to be built on the southeast corner
  • A large neon sign is proposed for the main building on the north side of the property (former King Soopers building) with the name of the development, Edgewater Public Market, reminiscent of the place based signs at Seattle’s Pike Place Market or the Stanley Marketplace
  • The building on the north side would have a rooftop deck area with an air stream trailer
  • Outdoor patio seating space would be all throughout the redevelopment
  • 70 bike parking spots will be throughout the property as well as marked rideshare pick-up/drop-off spaces
  • The building on the east side of the property will include a second story greenhouse (not for cannabis)

The Edgewater Planning and Zoning Commission will meet again on Wednesday, July 11 at 7 pm to finalize their recommendations. Then the Planned Unit Development and Conditional Use Permit for the Edgewater Public Market will go to Edgewater City Council for First Reading on Thursday, July 19.
